Why do I have to submit building plans for approval?
The National Building Regulations and Building Standards Act (no 103 of 1977) stipulates that no person may erect, alter, add to, or convert any building without the prior approval of the Local Authority.

Site visits, Design and drafting of new & ‘as build’ building plans (residential and commercial) and Site development plans. SANS 10400XA and SANS 204 Energy compliance plans and documents. Submissions at the local municipality and approval. Occupation Certificates, etc.
Town Planning:
Application for permission of a Second Dwelling, Removal of Restrictive Title Deed Conditions, Rezoning’s, Consent uses, Subdivisions & Consolidations etc.
Other Services:
Obtaining letters from the relevant department from the local municipality of an application for complying with the conditions. Including Legal department (all other departments’ letters must be provided for Legal department).
Obtaining documents*:(SM Documents Package at R500.00, prices are subject to change without any given notice)
SG diagram, Sewer connection slip, Zoning Certificate/Plan, Aerial Photo, Contour/ Locality Plan, Previous approved building plans, title deed, Sectional Title Plan, Title Deeds, Occupation Certificate, Servitude (if any) etc. * There is no guarantee that all these items will be available, all efforts will be made to obtain the mentioned documentation.
To be able to assist in this services a ‘power of attorney’(attached) is requested by the council to obtain all relevant documentation to answer any questions and provide advice, also to provide quotation if requested. The registered owner of the relevant property must sign where the forms indicate “registered owner”. This do not bind the client in any way, it is just for information purpose.
